Our Let Only service includes

Full advertising on web portals Rightmove and On the Market.
We place a distinctive Henry Spencer & Sons To Let Board outside your property with your consent.
Complete viewings with tenants.
Comprehensive tenant reference checks
Set up the tenancy agreements.
An inventory, including photographs, documenting all aspect of the property and it’s condition.
Tenant check in. (we can complete the check out at an additional cost)
Notifying the local council and utilities providers of the new tenant details, including their tenancy start date.
Collecting the deposit and lodging it with the Deposit Protection Scheme (DPS).
Collection of the first month’s rent, which will be forwarded to you together with a landlord statement and copy invoice for works if applicable.

Tenant Find and rent collection service which is the same as our let only service however we collect rent on the landlord’s behalf on a monthly basis only.
